Not a broker.
An advisor.

Every broker calls their project the best opportunity of the year. I'll tell you which ones aren't — and why that distinction is what protects your capital.

01 — The advisory difference

The market has 12,000 brokers. It has very few advisors.

A broker's job ends at the sale. Mine begins there. Before I recommend anything, I spend the time to understand how you think about money, risk, and what you actually need this investment to do.

Typical broker
Working with me
Pitches every new launch
Recommends only what fits your profile
Disappears after booking
Stays through SPA, handover and exit
Shows gross yield projections
Models net yield after all real costs
No exit strategy discussed
Exit plan built before you buy
Generic advice for every investor

02 — How the process works

Three stages. Nothing recommended until stage two.

You don't need to be ready to invest. The first meeting exists to build your profile — for now, or for the opportunity that fits later.

01
Discovery · 20 minutes
No project. Just questions.

Around fifty structured questions across eleven categories — goals, risk, timeline, exit, legal, financing. Nothing is recommended until I understand the complete picture.

You don't need to invest immediately. This session builds your profile for now or for future opportunities.
02
Investment plan
Data-driven. Unit-specific. Honest.

Unit-level analysis, floor and view impact on yield, supply pipeline risk, exit timing, and ROI modelled in three scenarios. A second meeting happens only when something genuinely fits.

If nothing suits you right now, I will say so — and you will know exactly why.
03
Full lifecycle
Booking to exit. I don't disappear.

Negotiation, SPA review, Oqood registration, snagging, rental set-up and resale strategy. I stay until you exit — not until you sign.

03 — Market intelligence · 2025–26

The data most brokers won't show you.

Dubai's yields lead every major global market. But gross numbers hide a 1.5–2.5 point gap most investors only discover after they buy.

Gross rental yield by segment · Dubai 2025–26
Affordable apartments (Int'l City, DIP) 9.1%gross
Mid-market apartments (JVC, Al Furjan) 7.2%gross
Branded residences 6.4%gross
Prime apartments (Marina, Downtown) 5.8%gross
Villas & townhouses 4.9%gross

Net yields run 1.5–2.5 points lower after service charges, vacancy and management fees — the gap that changes the investment case.

Risk alert · 2026

Around 120,000 units are projected for delivery in 2026, against 30,000 in 2023. Fitch flags 10–15% correction risk in oversupplied corridors. Knowing which corridors is the difference between protecting your return and losing it.

04 — Investor discovery framework

~50 questions. Most advisors ask two.

Before any project is mentioned, I map your complete investment profile across eleven categories. The full questionnaire is worked through with you during the discovery session.

06 — Before you book

Questions I get asked first.

If your question isn't here, WhatsApp it to me — I answer these personally.

Is the first session free?

Yes. The twenty-minute discovery meeting costs nothing and carries no obligation. Its only purpose is for me to understand your position properly before anything is recommended.

Do you take commission from developers?

My advisory work is independent of developer incentives, and I hold no exclusivity with any developer. Where a transaction involves standard brokerage, it is disclosed to you in writing before you commit to anything.

I'm not ready to invest yet. Should I still book?

Yes — most people book six to eighteen months before buying. The session builds your profile, so when the right opportunity appears I already know whether it fits you.

Can we meet remotely?

Most of my clients are overseas. Zoom or a phone call works exactly the same way, scheduled around your timezone.

What if you think Dubai isn't right for me?

Then I will tell you that plainly, and explain why. It happens regularly. An honest no protects your capital better than an optimistic yes.

Still deciding?

Read how I think before you talk to me.

Twenty years of analysis, written down — quarterly market reports, policy breakdowns, and the honest downside cases most advisors leave out.
