The number that surprises people

Down payment plus the 4% DLD fee, mortgage registration, arrangement fee and valuation. On an AED 2 million purchase this is typically 25–27% of the price in cash, not 20%.

Tenure costs more than rate

Shortening a 25-year term to 20 raises the monthly payment modestly and cuts total interest substantially. Run both before you commit to the longest tenure on offer.

Payment versus realistic rent

Compare the monthly payment against net rent after service charges, vacancy and management — not the gross yield in the brochure. That gap is usually 1.5–2.5 points.
